The Challenge: Returning to an Unfamiliar Market

Garry and Marinka had a very clear brief.

They were looking for a brand-new, high-spec townhouse with four bedrooms, three bathrooms, two car spaces and high-quality finishes throughout.

They had the budget and they knew what they wanted.

But after being away from Melbourne for more than 30 years, they didn’t feel confident navigating the market on their own.

For six months, they tried.

They attended inspections.
They spoke to agents.
They made enquiries on properties that looked suitable.

But the process quickly became frustrating.

Properties advertised within a certain price range were often selling well above it. Some homes looked good online but weren’t suitable in person. And after being out of the Melbourne market for so long, it was difficult to judge what represented good value and what didn’t.

Externally, the market felt difficult to navigate.

Internally, they were starting to worry about making an expensive mistake on what would likely be their final property purchase.

Bringing Clarity to the Search

When Garry and Marinka engaged my help, the focus was on bringing clarity and structure to the process.

We refined their brief and focused on the middle ring of Melbourne’s eastern suburbs, including Blackburn, Doncaster, Mitcham and Vermont, where we were most likely to find high-quality townhouse developments that matched what they were looking for.

Rather than relying only on online listings, I began speaking directly with local agents and developers to identify both on-market and off-market opportunities.

This opened up access to properties they would not have found on their own.

The Plan

To help Garry and Marinka secure the right property, we followed a clear plan.

1. Refine the brief
Ensure we were targeting the right property type and locations.

2. Access off-market opportunities
Speak directly with agents and developers to find suitable properties before they were widely advertised.

3. Assess value carefully
Review comparable sales and assess each opportunity to ensure it represented fair market value.

4. Negotiate without competition
Where possible, negotiate directly with vendors to avoid competitive bidding situations.

The Opportunity That Wasn’t Advertised

Within a few weeks, an opportunity became available that matched their brief perfectly.

A brand-new townhouse with high-end finishes, the right layout and the quality they were looking for.

The property was being offered off-market, which meant it had not been advertised publicly and no other buyers were aware it was available.

This created a very different negotiation environment.

Instead of competing against multiple buyers, we were able to negotiate directly with the vendor and their agent.

Securing the Property Without Auction Pressure

Because we were the only buyers inspecting the property, we were able to have calm and constructive negotiations with the vendor.

By understanding what was important to the seller and being flexible around settlement terms, we were able to structure an offer that worked well for both sides.

Garry and Marinka secured the property at a very strong price, without the pressure of an auction or competing buyers pushing the price higher.

After six months of frustration searching on their own, they secured their ideal home within weeks.

From Frustration to Relief

The biggest change for Garry and Marinka wasn’t just finding the right property.

It was how different the process felt once they had the right guidance.

Instead of second-guessing prices and worrying about agent tactics, they were able to make clear, informed decisions at each step.

They knew what the property was worth.
They knew the negotiation strategy.
And they knew they were making the right decision.

The uncertainty that had defined the previous six months was replaced with clarity and confidence.

Their Forever Home

For Garry and Marinka, this wasn’t just another property purchase.

It was the home they plan to live in for many years to come. A place close to family, with the space and quality they were looking for, and the confidence that they had bought well.

Today they are settling into their new home and enjoying being back in Melbourne, knowing that their final move turned out exactly as they had hoped.

Buying in Melbourne’s Eastern Suburbs?

Many buyers find the Melbourne market difficult to navigate, particularly when trying to judge value, access the right properties and negotiate with confidence.

With the right guidance, the process can become far clearer and far less stressful.
